South Korea: Two Dead and 17 Injured in Nightclub Collapse

0

At least two people have died and more than 15 were injured, after an internal balcony collapsed at a nightclub in the South Korean city of Gwangju on July 27, the local fire service says.

According to the South Korean news agency, Yonhap, several athletes at the World Swimming Championships were slightly injured.

The athletes are from New Zealand, Italy, the US, Brazil and the Netherlands.

Two South Koreans were taken to hospital in a serious condition and later died, Yonhap reports.

The deceased were 38 and 27, and were not competitors at the championships.

A balcony and staircase inside the Coyote Ugly nightclub collapsed at 02:29 AM on July 27, while about 370 people were inside.

At the time, several water polo teams were at the club, which is near the athletes’ village.

A male diver and a female water polo player from the US team were slightly hurt.

Members of the Australian water polo team were also in the club.

North Korea Tests Two New Missiles as Warning to South Korea’s Military

0

North Korea tested two new missiles on July 25, calling this action a “solemn warning” against what it described as “South Korean warmongers”.

The short-range missiles were fired into the Sea of Japan, also known as the East Sea, from Wonsan on North Korea’s east coast.

The North Korean leader, Kim Jong-un, said his country was forced to develop weapons to “eliminate potential and direct threats”.

Kim Jong-un said the test involved a new tactical guided weapons system.

His comments, reported in state media, come after North Korea criticized a decision by South Korea and the US to hold military drills next month.

North Korea has long regarded the drills as preparation for an invasion.

Though the US and South Korea have refused to cancel the annual military exercises, they have been scaled back significantly.

South Korea’s Joint Chiefs of Staff (JCS) said one of the new missiles traveled about 420 miles. The US also confirmed that the missiles were “short-range”.

Kim Jong-un said he was “satisfied” with the new weapons system’s response and claimed it would “not be easy to defend against”.

The North Korean leader said that South Korea should “not make a mistake of ignoring the warning”.

South Korea has urged the North to stop acts that are unhelpful to easing tension and said the tests posed a military threat.

Secretary of State Mike Pompeo downplayed concerns about the launch, however, calling them a negotiating tactic.

He told Bloomberg Television: “Everybody tries to get ready for negotiations and create leverage and create risk for the other side.

“We want diplomacy to work. If it takes another two weeks or four weeks, so be it.”

The test is the first since Kim Jong-un and President Donald Trump met at the Demilitarized Zone (DMZ), an area that divides the two Koreas, on June 30.

North Korea: Kim Jong-un Oversees Short-Range Projectile Tests

The missile launch also comes after anger from North Korea over planned military exercises between South Korea and the US, an annual event. North Korea warned they could affect the resumption of denuclearization talks.

About 29,000 US soldiers are based in South Korea, under a security agreement reached after the war ended in 1953.

In 2018, Kim Jong-un said North Korea would stop nuclear testing and would no longer launch intercontinental ballistic missiles.

Nuclear activity appears to be continuing, however, and satellite images of North Korea’s main nuclear site last month showed movement, suggesting the country could be reprocessing radioactive material into bomb fuel.

North Korea also continues to demonstrate its abilities to develop new weapons despite strict economic sanctions. Earlier this week Kim Jong-un inspected a new type of submarine, state media reported, which could be developed to carry ballistic missiles, according to some analysts.

In May, Pyongyang also conducted a similar short-range missile launch, its first such test since its intercontinental ballistic missile launch in 2017.

President Trump responded then by saying he believed Kim Jong-un would not do anything that could jeopardize his country’s path towards better relations.

Donald Trump tweeted that Kim Jong-un “knows that I am with him and does not want to break his promise to me”.

7 Life Hacks to Dramatically Increase Your Long-Term Wealth

0

The famous motivational speaker, author and sales pundit with the absolute best name in quotable history — Zig Ziglar — once said: “It’s not where you start or even what happens to you along the way that’s important. What is important is that you persevere and never give up on yourself”. And one of the most profound applications of Mr. Ziglar’s advice has to do with building wealth.

Here’s the thing: the vast majority of wealthy people didn’t win the lottery. They cultivated shrewd wealth-building habits over time — and you can, too. Here are seven life hacks that you can adopt right now to increase the chances that you’ll become part of the 1% (or maybe even the 1% of the 1%, like Chinese mogul Li Jinyuan who took 6,400 of his employees on a vacation to France).

  1. Build relationships with successful people. The law of proximity is powerful. Hang around four successful people, and you’ll be the fifth. Hang around four unsuccessful people who never learn from their mistakes and constantly blame others, and you’ll join their ranks sooner or later.
  2. Spend your time wisely. This doesn’t mean that everything you do should be in the pursuit of wealth, because life is about balance. But it does mean that if you’re currently doing things that aren’t worthwhile on any level — emotionally, physically, psychologically, financially or spiritually — then stop doing them at your earliest possible opportunity, and start doing something more valuable and vital.
  3. Always over-deliver and give more than you get. This may sound like spacey new-age rhetoric, but it’s something that all wealthy people understand and adopt.
  4. Starting today — not tomorrow, not next week, not the start of next year, but today and ideally the moment you finish reading this article — figure out how you can start saving more money. If that’s not an option at the moment because you’re in debt, then figure out how you can speed up repayment.
  5. Speaking of debt: it’s not a four-letter word that should fill you with dread. There is good debt and bad debt. Good debt is when you use someone else’s money to do something that you need (not just want) to do, like pay for your education to boost your long-term earning potential, or borrow against your home equity to pay for required foundation repair, etc. Bad debt is basically borrowing money to waste on something that might bring short-term pleasure, but causes long-term financial pain. Simply put, it’s a bad deal.
  6. Continuously invest (both time and money) in your earning ability by, for example, learning a new skill or language. Look at this this way: you might save $500 a year by shrewdly shopping around for car and home insurance, which is great. But if you upgrade your skills and leverage your knowledge capital to get a promotion, you could make $10,000 more a year — which is amazing.
  7. Make smart bets. Contrary to popular belief, wealthy people typically risk adverse and say “no” to far more deals and opportunities than they say “yes” to. However, when they do say yes, it is based on reliable information and not anecdotal assumptions.

 The Bottom Line

The road to wealth has many paths — and plenty of twists and turns. There is no magic wand or crystal ball. And yes, timing and luck are a big part of the story. However, one thing is universally true: wealthy people don’t happen by accident (if they do, then it’s not long before they are back to where they started — if not often worse off). They’re disciplined, focused, driven, and have very strong impulse control that keeps them from making reckless and regrettable decisions. Use the life hacks above to journey forward on your road to wealth. And when you get there, remember to pay it forward.

10 Myths about Plastic Surgery You Shouldn’t Believe

0

There are dozens of cosmetic procedures available all across the world to make almost any type of adjustment a person could want. Despite the popularity of cosmetic surgery, it’s still common to hear myths about different procedures and the people who get them. For decades, people looked down on plastic surgery and considered it to be a taboo topic. Because of this attitude, it was incredibly easy to spread negative rumors about plastic surgery. Choosing to get plastic surgery is a big decision to make, so it’s important to have accurate information about it. False information could make people afraid to get plastic surgery and create harmful stereotypes about those who do. Anyone looking to get plastic surgery done should know the common myths that people spread about plastic surgery.

If you’re thinking about getting plastic surgery, here are 10 common myths debunked.

1. Myth: Cosmetic surgery is the same as plastic surgery

Fact: At some point, you’ve likely heard someone use cosmetic surgery and plastic surgery about the same procedure. While these are usually used interchangeably, they are actually two different types of surgery.  Although you likely won’t be called out for using one instead of the other, it’s important to understand the difference between the two. Cosmetic surgery typically refers to procedures to enhance the appearance of the body and is usually done mostly for aesthetic reasons. Plastic surgery tends to be more complicated surgeries. In plastic surgery, body parts are reconstructed for many reasons, they could be cosmetic or medical reasons. Additionally, anyone with a medical license can call themselves a plastic surgeon, even if they have no specific training or experience to perform it. You want the best care when you’re getting plastic surgery, so it’s important that you get treatment from someone with the right training.

2. Myth: Only women get plastic surgery

Fact: If you take a look at tabloid magazines, you’ll find a woman in there somewhere with people speculating whether or not she’s had work done. Something that would be difficult for you to find is anything regarding a man getting plastic surgery. Many people would never suspect if a man got plastic surgery because they assume that it’s something largely meant only for women. In reality, more and more men are deciding to get plastic surgery. There are very few plastic surgeries that are meant for only female patients. For most procedures, they could be performed just as easily on men. This is an important myth to get rid of so that men who want plastic surgery feel just as comfortable getting it as a woman would.

3. Myth: Results from procedures last forever

Fact: You’ll find that with many plastic surgeries you’ll have to get routine maintenance done to keep the same affect. Most procedures aren’t intended to last forever. Procedures like dermal fillers can only use a certain amount of injections to be safe. Also, many injections are meant to be absorbed by your body. While this makes them safer for you to have in your body, it does require you to get them more often if it’s something you want to continue to keep up. A lot of common procedures will need touch ups from anywhere between three months to a year. Some can even last for up to a decade before you need to follow up. For some procedures, after the first few treatments, the subsequent procedures typically require less to achieve the same results.

4. Myth: Fat comes back after liposuction

Fact: While many procedures aren’t meant to last forever, liposuction actually does give you permanent results. When you get liposuction done, fat cells are being removed from your body. Early in our lives, our body stops producing new fat cells, so while these cells can grow and cause you to gain weight, your body won’t grow any new cells. This way, when fat cells are removed with liposuction, those cells will never come back to the body. However, if you were to have a substantial weight gain in the rest of your body, the results of liposuction would be much less noticeable. Fat cells remaining in that area can still grow if the person gained a lot of weight after the procedure. A person can still gain a small amount of weight after liposuction and still keep the same result.

5. Myth: Liposuction fixes cellulite

Fact: Cellulite is a common issue among people of all different weights. More women have cellulite than men and its most commonly found around the thighs. Cellulite is caused by fat deposits pushing through the surface of the skin. Because of this, cellulite is typically associated with having an excess of fat. Many people who have cellulite assume that once they have liposuction done, the cellulite will be treated as well. If you think that cellulite is only caused by fat, this makes sense. However, cellulite is actually caused by the skin. This is also why older people are more likely to have cellulite, as their skin loses elasticity as they age. When fat is removed during liposuction, it doesn’t have any effect on the texture of your skin. There are procedures that can help reduce the amount of cellulite someone has, but thinking that liposuction will help it is an unrealistic expectation to have.

6. Myth: Liposuction is good for weight loss

Fact: One of the most common misconceptions about liposuction is that it’s intended for weight loss. Liposuction does remove fat from the body, but only in small amounts. No one will have dramatic weight loss results from liposuction. The weight of the fat being removed during liposuction typically doesn’t exceed more than 11 pounds. You might choose to get liposuction in multiple spots, but that will most likely be recommended over time rather than all at once.  Liposuction is only intended to be used for body contouring and spot reduction for small amounts of stubborn fat. Anyone looking to have liposuction done should understand that the procedure won’t have any major impact over their weight. If you’re considering getting liposuction, you should already be at your goal weight.

7. Myth: Recovery time from plastics surgery is long

Fact: In the past, recovering from plastic surgery was very time consuming and often painful. Due to less invasive procedures replacing very involved plastic surgeries, many plastic surgeries are actually very simple to recover from. The most amount of time most people need to take off from work for the majority of plastic surgery, including breast augmentation, is around two weeks, although it could take a few more weeks to be completely back to normal. There are many procedures that have no recovery time at all. Many are even dubbed as “lunchtime procedures” because they only take around an hour and you can get right back to your normal activities after.

8. Myth: Plastic surgery is best done outside of hospitals

Fact: When you’re having plastic surgery done, you’ll find some doctors who will do procedures in their office and some who perform in a hospital setting instead. Some doctors will make in-office procedures out to be a more attractive option, as a hospital can seem too clinical. For many types of plastic surgery, you might not see any reason to have to go into a hospital if the procedure isn’t very invasive. While it might not seem serious, you should receive plastic surgery in a hospital if you’re able to. Anytime you’re undergoing a medical procedure, it’s important that you have immediate access to the right medical care, which isn’t always available to you in an office. This is especially important if you’re getting anesthesia to ensure that it’s being properly administered.

9. Myth: Plastic surgery doesn’t leave any scars

Fact: Many people who get plastic surgery are having it done for aesthetic reasons. Having a visible scar after plastic surgery wouldn’t be beneficial for most patients. Most think that plastic surgeries are designs to not leave any scar, but most procedures actually do leave some type of scar. However, surgeons place the scar in less conspicuous areas, so it’s easy to believe that there isn’t actually a scar there. For example, scars from nose jobs are typically inside of the nose. More invasive surgeries, like a tummy tuck, will leave a scar, but the scar is placed in an area that will be covered by clothing. If you have plastic surgery, you’ll probably end up with some type of scar, but most people will never know that it’s there.

10. Myth: Getting plastic surgery makes you vain

Fact: People who have plastic surgery are often looked down upon by others for it. Society’s perception of plastic surgery has gotten better in the past few years, but a large majority of people still judge others for it. Since the goal in many plastic surgery cases is to improve someone’s appearance, they’re often thought of as being too concerned with their looks. There are many reasons a person could want plastic surgery, some even require them for medical reasons to improve problems like breathing issues or to reconstruct damaged parts of the body. Even if plastic surgery is done for cosmetic purposes, it could still be very beneficial for that person to help the way they feel about their body.

Drug-Resistant Malaria Moves from Cambodia to Laos, Thailand and Vietnam

Drug-resistant malaria parasites have moved from Cambodia to Laos, Thailand and Vietnam, where half of patients are not being cured by first-choice drugs, researchers from the UK and Thailand say.

Researchers say the findings raise the “terrifying prospect” drug-resistance could spread to Africa.

However, experts said the implications may not be as severe as first thought.

Malaria is treated with a combination of two drugs – artemisinin and piperaquine.

The drug combo was introduced in Cambodia in 2008.

However, by 2013, the first cases of the parasite mutating and developing resistance to both drugs were detected, in western parts of the country.

The latest study, published in the Lancet Infectious Diseases, analyzed blood samples from patients across South East Asia.

Inspecting the parasite’s DNA showed resistance had spread across Cambodia and was also in Laos, Thailand and Vietnam.

The parasite had also picked up further mutations, making it even more problematic.

Cyclins: Key to Malaria’s Rampant Growth Explained

Malaria spreading to higher altitudes due to warmer temperatures

In some regions, 80% of malaria parasites were drug resistant.

However, it doesn’t mean the disease is becoming untreatable.

A second study, published in the Lancet, showed half of patients were not being cured with standard therapy.

However, there are alternative drugs that can be used instead.

That could include using different drugs alongside artemisinin or using a combination of three drugs to overcome resistance.

Huge progress has been made towards eliminating malaria. However, the development of drug resistance threatens that progress.

The other issue is if the resistance spreads further and reaches Africa, where more than nine in 10 cases of the disease are.

The findings will not change much in people’s day-to-day life in the Greater Mekong Subregion, in South East Asia.

Tackling malaria is about more than just picking the right treatment after an infection.

All the efforts around controlling the mosquitoes that spread the disease will not change.

However, the researchers say the drugs people are given after an infection should change.

The studies also show genetic analysis of malaria parasites can help doctors keep one step ahead of emerging drug-resistance in order to give patients the right treatment.

The spread of resistance is set against the backdrop of falling cases in the region.

In Cambodia there were 262,000 cases of malaria in 2008 and 36,900 in 2018.

There are about 219 million cases of malaria around the world each year.

Symptoms include cycles of feeling cold and shivering followed by a high temperature with severe sweating.

Without treatment, the parasite can lead to breathing problems and organ failure.

Malaria kills about 435,000 people every year – most of them are children under the age of five.

Venezuela Hit by Massive Power Blackout

A massive power cut has plunged Venezuela into darkness, with the capital Caracas among the areas affected.

It is believed at least 18 of Venezuela’s 23 states have lost power.

Information Minister Jorge Rodrigues claimed the power cut was caused by an “electromagnetic attack” and officials were working to restore power.

Earlier this year, Venezuela was hit by a series of power cuts, including one that affected all 23 states and lasted a week, leading to shortages and riots.

Another outage in April plunged large swathes of the country into darkness; however, that lasted hours rather than days.

Sporadic blackouts are common in Venezuela, where the economy has collapsed amid a political crisis.

President Nicolás Maduro and other state officials have in the past blamed “terrorism” and opposition sabotage, often alleging US involvement.

The opposition has said the power cuts are the result of years of corruption and underinvestment.

Venezuela Elections 2018: Nicolas Maduro Wins Another Six-Year Term Amid Opposition Boycott

Venezuela’s state-owned power company Corpolec earlier reported that a breakdown had only affected parts of Caracas.

Opposition leader Juan Guaidó and President Nicolás Maduro have been at loggerheads since January, when the former invoked the constitution and declared himself interim president.

Juan Guaidó argued that the elections which had returned Nicolás Maduro to power for a second term in 2018 had not been free and fair.

Since then, more than 50 countries, including the US and most nations in Latin America, have recognized Juan Guaidó as Venezuela’s legitimate leader.

However, Venezuela’s military – a powerful force in the country – and influential allies such as China and Russia have stuck by Nicolás Maduro.

An attempt by Juan Guaidó to get the military to switch allegiance to him failed, and Venezuela remains in limbo with both men claiming to be the legitimate president.

Meanwhile, a severe economic crisis has exacerbated and shortages of food and medicines have grown even more acute.

According to UN figures, 4 million people have fled Venezuela since 2015.

The government blames the shortages on US sanctions but the opposition says they are down to years of mismanagement.

Preliminary talks between Juan Guaidó and Nicolás Maduro were held in Oslo in May, but they petered out without an agreement.

However, they resumed earlier this month, with the Norwegian foreign ministry again acting as a mediator.

4 Ways for Real Estate Agents to Build an Online Audience

0

Are you a real estate agent trying to expand your reach? One of the best ways to do so is to build an audience online. Not all of your audience members will become customers, of course, but you can establish yourself as a thought leader in your field if you create a variety of informational and compelling content that everyone can use as a resource. The real estate world is complicated, so people will appreciate anyone that helps them navigate it. Why not be that person? Here are a few ways to build an audience:

Image by mohamed Hassan from Pixabay

Create a Youtube channel

Video is one of the most common and effective forms of content marketing. According to WordStream, people watch 500 million hours of video on YouTube every day—and YouTube has over one billion users, which is almost one-third of everyone who uses the internet. You cannot reach them all, obviously, but with such a vast user base, there is definitely a niche audience out there for you somewhere.

Ris Media reports that seven out of ten homeowners are more inclined to list with real estate agents that use video marketing to advertise their properties, so grab a camera and walk people through each home. Shoppers love to see in-depth looks at houses before they visit them in person—an air of mystery can make things fun, but it doesn’t really have a place in real estate.

You don’t have to limit your video content to touring listings. Try starting a YouTube channel that discusses issues in the real estate world that you are passionate about. The odds are that many people have questions you can provide answers to, or maybe they do not even realize certain aspects of the industry are abnormal until they hear it from someone in-the-know. Consumers want to be as informed as possible when it comes to potential living spaces, so offering education will help attract interested “students.”

Not good at creating other videos? Try using the top video editing software of 2019 to help you create engaging videos.

Host a podcast

Not everyone has time or availability to watch videos, though. But do you know what people can listen to while they perform other tasks? Podcasts.

What are podcasts in simple terms? Think of them as radio shows; only they are now audio files downloadable online. People can listen to podcasts while they cook, while they commute to work, or while they exercise, which means you have plenty of opportunities to capture people’s attention and talk to them about a subject you believe warrants further discussion. Forty-two million Americans listened to podcasts weekly in 2017, so there is bound to be a few who will be interested in what you have to say.

Publish a blog

Written content is tried-and-true, and it’s still effective. Don’t you love that feeling of relief when you have a problem, Google it, and a well-written and informative blog post pops up that tells you exactly what you needed to know? Textual media is still integral because it’s skimmable and searchable, which means people do not have to read the entire piece in order to pick out the bit of information they needed (and some people simply prefer reading instead of listening and watching!).

Blogs are also beneficial for your SEO efforts. Conduct a bit of keyword research to learn what the most commonly searched terms in your industry are and incorporate them into your articles (without overstuffing, of course—making your content readable is more important). If you publish your posts regularly, provide valuable insight, and take care of other technical SEO aspects, you are more likely to appear on the first page of Google results when people search for queries related to your niche.

Leverage social media

Billions of people use social media, which is perfect for sharing images, video, and other information regarding properties and other topics you wish to share. Consider starting an Instagram account where you post pictures of incredible interior design, or maybe a Facebook or Twitter page where you discuss issues like housing disparity, affordability, gentrification, and more.

Major social media platforms are also advantageous places for people to contact you. If people have a question, it might be easier to send you a direct message over Instagram than to call and email you. You can also use social media to keep up with what your competitors are doing. What issues are they talking about, what strategies are they using to expand their reach, and how well are their efforts working? You should never copy their content, of course, but you can learn from their campaign failures and successes.

Distinguishing yourself from the crowd can be challenging on the real estate landscape, so it’s helpful to build a community of viewers, listeners, and readers by offering more value than information about particular listings. How will you grow your audience?

6 Ways to Determine If Your Business Is Technologically Outdated

Be honest here. Is your company guilty of using outdated technology? If so, it could be hurting your business more than you care to realize – or admit.

According to a recent survey from Microsoft, approximately 91% of consumers said they would stop doing business with a company due to outdated technology.

How do we classify outdated anyway? Computers and its operating systems are technologies are some important factors that can impact customer experience. The survey said that “61% of consumers think a small business is outdated if it has a five-to ten-year-old operating system, while about 60% said the same for a five-to ten-year-old desktop computer.”

It’s important to understand the life expectancies of different technologies to help gauge when it is on its last legs. There are, of course, some general guidelines you can use to know the lifespans of tech. Intel, for instance, says that four years is typically the max before PCs start wearing out.

Here are a couple of ways you can determine if your business technology is in fact outdated and will start negatively impacting your business.

ecommerce-mistakes

Slowing speed

Computers taking forever to boot up or applications start so slowly? Do websites take annoyingly long to load? Does using Internet-based software feel like it’s got all the time in the world? If so, it’s the best time for an upgrade. Slow speeds indicate a need new for hardware, software (or applications), a better antivirus, a faster internet connection, or all of these.

Overspending

Another obvious sign of outdated technology is the wasted money you use to keep your tech running smoothly. You might not be paying a ton in repair or maintenance bills, but your older technology might still be holding you back from speed advantage and cost savings of newer technology. Modern technology is often more efficient (especially cloud-based technologies like cloud phone systems, therefore if you’re noticing that other businesses around you pay less, it might be time to upgrade.

Security concerns

Security vulnerabilities are exposed when technology ages, which can mean that the older technology you’re using is already exposing you to security vulnerabilities. Newer versions of software, for instance, usually include security patches that fix previous and current issues. Over time, security gaps occur, and in time can make your outdated technology vulnerable the longer you hold onto it.

Downtime

Has it become normal for your point of sale (POS), phone system, computers, or other systems crash regularly? Are you forced to reboot because things “lock-up” or “freeze?” A potential culprit for downtime and crashes could relate to outdated software, OS, or security issues, which point to outdated technology. Regardless of the cause, downtime due to freezes or crashes may be premonitions of worse problems so consider a technology update.

Falling behind competitors

Finally, if you’re beginning to lose business to your competitors because of your outdated technology, it’s definitely the time for some upgrade. More than 90% of people, according to Microsoft’s research, would consider going elsewhere if they see that the small business is using outdated tech.

Shop visitors don’t visit as often

If you sell exclusively from your physical shop, then you’re losing a lot of leads and customers might prefer competitors with an online equivalent. This is especially true for merchants and service providers. It’s an e-commerce world and you need to be where your customers are – online. Get your business online by going to Crazy Domains and doing a domain name search to secure your very own unique domain name (identity).

Other steps will follow – hosting your domain, developing your website, migrating everything to your virtual address – these things, while can be long, will ensure that your business has a fighting chance in an increasingly online world.

Most of these are common sense because outdated technology signals customers that a business either isn’t serious enough to invest in improvements or it doesn’t have the capability to do so. Whether you like it or not, outdated technology can send the wrong message to potential customers, which is why investing in up-to-date technology will benefit your business in the long run.

What To Consider Before Getting a Breast Augmentation

0

Previously confined to actresses, breast augmentation surgeries are pretty common nowadays. The standards of beauty have risen higher to the point that almost every single woman out there plans to get cosmetic surgery done and breast augmentation is one of them. Women invest in such operations because of their physical insecurities. That is precisely how the beauty industry has grown – benefiting from their insecurities.

However, there is nothing wrong with feeling good about yourself, and that is what breast augmentation does to your body. While many women are getting their breasts implanted, they need to understand several factors before going for breast augmentation. So, without further delay, let talk about these factors.

Your saggy breasts cannot be fixed with a breast augmentation

The breast augmentation will not help you in getting rid of the saggy breasts. It will lead to more saggy breasts because of the increased volume of the breasts. Be sure to know the type of surgery you need, when do you need it and why. Talking about sagginess, the best procedure for it is mastopexy or breast lift. Get your breast augmentation procedure done from a reputed cosmetic surgeon such as Absolute Cosmetics that deal with all types of surgeries.

Sooner or later, you will need to replace breast implants

Even though breast augmentation is a safe and generally thought to be a long-lasting solution to your problem, it is not a permanent treatment. The breast implants will only last for a decade or so, after which you have to replace them. People who have gone through the surgery will have to go for annual checkups from time to time. I recommend you do ample research before going through this life-altering procedure.

Don’t think this is a one-time job, expect another surgery in the future

Majority of the people who have done breast augmentation believe that it is a one-time job. Although there is a possibility that you will outlive your implants, you will need another breast surgery in the future.

It isn’t as simple as you think it is

There is a lot of research that pertains to the breast augmentation. You will have to choose several things and finalize the best. From selecting the shape of your breast implants to its texture, you will have to dig into every minor detail before moving ahead.

Breast augmentation takes time to fully mature

What you will see right after the surgery isn’t the final result. The whole procedure takes time to settle down. Initially, you will experience swelling and bruising on the breasts. These may last for a couple of weeks after which your breast implants will fully heal and transform. So, be patient, wait for the desired results, and follow your surgeon’s advice.

The Role of Help Desk Management in IT Security

In any business, IT security is very important for not only protecting your own company but also your customers. One of the important things that you need to consider when you are dealing with your IT security is your current help desk set-up and how secure it actually is.

In this article, we are going to look at the role of help desk management in IT security and what you can do to improve it. This will include everything from having good asset management software to making sure that help tickets are flagged when they should be. Keep reading to hear more about this important topic.

Flagging Help Tickets

When IT service desk workers notice red flags, they need to be making this clear on the system. If a caller were to avoid authentication, for example, this would be a red flag and could indicate a potential risk to your IT security. The staff on the help desk should be able to send a message automatically to those responsible for IT security in your business in order to get the problem resolved as soon as possible. This can be done by checking a box on certain tickets and ensuring that security is kept tight. SysAid Technologies is an example of a company that offers help desk technology that involves ticket management. Make sure to consider this.

Levels Of Authentication

When it comes to help desk management and its relation to IT security, it is important to consider having some levels of authentication. It can often be hard to figure out the right level of user authentication when you have a large organisation but there are ways to achieve this. As a business, you should consider having different levels of authentication for various users like remote users for example. This way, you can ensure that your help desk management system does not compromise your IT security.

Asset Management

Finally, it is important to consider how important asset management software can be in improving IT security. When you know everything that you can about your software and security patches on your system, you can protect it from any kind of threat. The IT service desk should be able to tell the difference between records on the system and what the help request states. This is possible with the use of good asset management software and so this is definitely something that you should consider investing in if you are running a business that needs to be kept secure.

Conclusion

Your help desk needs to follow certain practices in order to maintain the security of your IT. If you do have a help desk in place, then you need to make sure that it is being managed effectively. Make sure to consider everything that we have discussed in this article and think through how secure your entire processes are. This should help you to understand just how important help desk management is in IT security.

US Extreme Heat: NYC Mayor Bill de Blasio Declares Local Emergency

0

Most of the United States and parts of Canada have been hit by a heat wave over the weekend, meteorologists say.

The extremely hot weather could affect about 200 million people in major cities like New York, Washington and Boston in the East Coast, and the Midwest region too.

In some places, temperatures could be close to or exceed 100F.

According to experts, the more frequent heat waves in recent years are linked to climate change.

According to new data, the world experienced its hottest June on record this year, with an average temperature worldwide of 61.6F (16.4C).

Earlier this month, Alaska, part of which lies inside the Arctic Circle, registered record high temperatures.

The heat wave is hitting an area stretching from the Central Plains of Colorado and Kansas, to the Great Lakes in the north-east.

Temperatures are also rising in most areas of the East Coast.

New York Mayor Bill de Blasio declared “a local emergency due to the extreme heat” in the city.

In a video posted on Twitter, the mayor said: “This is a heat wave coming up these next days. It’s serious stuff.

“Friday is going to be bad. Saturday is going to be really, really bad on through Sunday.”

Bill de Blasio urged New Yorkers to take the threat seriously, to stay hydrated, and to not go out in the hot weather. He added that 500 “cooling centers” were being opened across New York.

Similar measures were being taken in Detroit and other cities.

Europe Heat Wave 2019: France Records All-Time Highest Temperature of 114.6F

India Heat Wave: Phalodi Records Country’s Hottest Day Ever

In Canada, heat warnings have been issued for parts of the provinces of Quebec, Ontario and Nova Scotia. Daytime temperatures in Toronto could feel like 104F on July 19 and 20, when humidity is factored in. Severe thunderstorms are also expected.

Canadian meteorologists say that in Montreal the temperature could feel like 113F with humidity over the next two days.

US meteorologists say the heat wave is expected to continue through the weekend, and some cities may see their highest temperatures in years.

In some cities it might feel as hot as in California’s Death Valley – a desert region known for its extreme heat. But they say a dramatic change is on the way early next week, when it is expected to suddenly cool off.

How to Create An Effective Investment Plan

0

Planning to invest but unsure where to start?

Before rushing into an investment, you should first set out a plan to give you an idea of your next steps. To help you find success as an investor, you should take a look at this guide, which offers you step by step advice for creating an investment plan that works.

Summarise your situation

Before you even think about investing, you need to decide what you want to achieve in the future. When making this decision, you need to be realistic and consider what you can and can’t afford, while also considering any roadblocks you have experienced in the past and what may happen in the future.

Intelligent Investments: Tips for Buying Jewelry and Precious Stones

Investment Investigations: Which Ones Have High Returns?

You should start by creating a money fact find, which will help you determine how much you can spend on an investment. To do this, you need to answer several financial-related questions, starting with stock analysis, which will help you establish your monthly budget, asset income, and any debts you owe. You can then move on to your goals and aspirations, where you will determine the stability of your income, your money objectives, and future plans. Lastly, you need to analyse yourself and your past experiences in relation to how good you are with money, your time management skills, as well as how much you’re willing to spend on an investment. All of this with offer you a mini guide which will allow you to make smart and savvy investments.

Determine your risk level

With any investment, you will face risk. Therefore, it is important to consider how you would cope with money loss and risk-related ventures. You also need to decide how much risk you’re willing to take. This usually depends on the age of the investor, as the younger you are the more risk you can afford to take.

If you have plenty of years left to invest, you should look into property investment, which comes with some risk, although should offer you massive returns. This includes both quick returns from rental income as well as long-term capital appreciation, and can be put towards your general income or used as savings to buy your dream house for retirement.

Make the right investment

Real estate is one of the most lucrative investments you can make, especially if it is done right. When choosing a property, you need to make sure you’re looking in areas where there are high rental demand and good yields. You should also look for properties with sought-after facilities, such as parking spaces, white goods, large kitchens and more.

To help you make the right investment, you need to work with experts, who know everything there is to know about property investment. They also have several properties and off-plan developments available in locations hotspots like Manchester and Liverpool, which have some of the highest rental yields in the UK. With their help, you can rest assured knowing you’ve invested in a property that will provide you with generous returns.

Monitor your investment

While you may think your plan ends after you’ve invested, this is not the case. Instead, you need to monitor your purchase, which is a lot easier if you invest in property, as you can take a hands-on approach and perform all landlord-related tasks. This will allow you to have full control of the property and how well it’s doing, and you could even update the property to ensure it reaches its full potential to increase returns.

If you do not have the time to monitor your property constantly, you should hire a property manager or a company who will make sure that everything is running smoothly and your property is tenanted. By outsourcing these tasks, you will have more time to spend on enhancing your investment, and you could even plan to invest in another property to expand your portfolio and increase your profits.

Will Brexit Impact Interior Design?

As the uncertainty around Brexit continues, people of all walks of life are exploring the threats and opportunities that leaving the EU will bring.

Those of us that love interior design and restyling our homes would certainly like an idea of what kind of impact Brexit might have on our shopping and styling habits.

Of course there are no firm predictions about what Brexit will mean, but here’s a summary of what’s being said…

Property uncertainty

In the worst case Brexit scenarios, property prices are expected to fall. That’s never good news for homeowners, but for the millions who’ve yet to get on the property ladder, it could bring new opportunities.

Lower prices can often tempt amateur developers into the market, who take on a property that needs a lot of work and transform it into a dream home, adding tens of thousands in value.

In an uncertain market this can be a risky business, but many people have made good money this way. It’s amazing what a modern new kitchen or a stylish bathroom and luxury shower can do!

Price rises post Brexit

Another potential consequence of Brexit is that the value of the pound could fall, which could make buying things more expensive, particularly items that come to the UK from Europe and beyond.

If you’re looking to make some changes to your home, it could make sense to get it done soon.  Don’t wait until the 31 October to buy high value furnishings, for example.

On the flip side, currency fluctuations could be a boost for British designers and manufacturers, as people seek to get the best value on new products for the home.

Brexit as a creativity booster

Of course, there’s also the chance that not much will change after Brexit, depending on the conditions on which we do finally leave… if we do at all!

It’s always wise to prepare for the worst and hope for the best. As we have seen many times before, challenging times can drive creativity and innovation. After all, there are lots of ways to restyle your home on a budget, by embracing new ways to save money and thinking differently.

That might mean adopting a more DIY approach, bringing in some home-made chic, or being a little more minimalist in your style.

Whatever happens, there will always be new style trends to suit every situation, and we’ll be the first to report on them.

0

There were 634,400 medical assistant jobs in 2016. And that number just keeps on growing.

Medical assistant jobs offer a rewarding and exciting career in a fast-paced medical environment. Do you think you have what it takes?

Read on to learn all you need to know about becoming a medical administrative assistant.

What Is a Medical Administrative Assistant?

When you walk into a medical clinic, hospital or health care facility, the person sitting behind the front desk is typically a medical assistant.

A medical assistant plays a vital role in the daily operation of a doctor’s office. Medical assistant jobs involve taking care of all the clerical duties of the office. Read more about the outlook for medical assistants.

The role includes filing records, ordering lab tests, coding medical records, and completing forms for insurance companies. They also send lab results to the right location.

Medical assistants might also use a medical database to log records and can compile medical charts and records for better efficiency in the office.

Besides these clerical duties, medical assistants also perform general administrative tasks such as answering the phone and making appointments. Bookkeeping might also be on the list of duties, especially in a small practice.

Keep in mind that a medical administrative assistant is different than a medical assistant (though we use the term interchangeably in this article). A medical assistant performs admin duties but also performs medical duties like prepping patients for exams and procedures.

Day-to-Day Duties of a Medical Administrative Assistant

Your most important task as a medical administrative assistant is to keep your office running efficiently and smoothly.

The specific functions you do each day will depend on what type of practice you work in. It also depends on your department. You will spend a good amount each day interacting with patients (in person and on the phone) and also physicians.

You will also give patients exceptional customer service and help them feel comfortable.

Education Requirements

The best way to learn how to work in medical assistant jobs is with on-the-job medical assistant training.

Yet, there are also many medical assistant training programs that will give you a leg up on the competition. Look for colleges that offer 2-year Associate in Applied Science (AAS) programs. Or, you can opt to take a one-year program to get a diploma or certificate.

You can also become a certified medical assistant. More on that below.

You don’t have to have medical assistant certification for many jobs, yet it can certainly help get you the job.

Courses You Will Likely Take

Medical assistant programs offer a wide variety of courses that will prepare you for your role as a medical administrative assistant.

Here are some of the courses you may be expected to take:

  • Accounting
  • Anatomy and Physiology
  • computer applications
  • Ethics
  • Essentials in pharmaceuticals
  • healthcare law
  • Medical terminology
  • Medical office procedures
  • Medical insurance and billing

However, all programs are different. Check each college’s website for information on pre-requisites and required coursework.

On top of your academic courses, you will also get practical job experience by completing a placement in a medical setting.

Medical Administrative Assistant Certification Requirements

If you were the hiring manager at a clinic, would you rather hire the person with the relevant certification or someone without it?

Many organizations look for medical administrative assistants who have a type of certification.

Many professional associations offer certification including the American Association of Medical Assistants. Sometimes, certification is offered through the school program you attend. Or there are various online certification programs.

There are two choices for certification. You can choose to take a certification program or write an exam.

The certification programs can range from anywhere from six months to a year.

During this certification, you will learn everything you need to know about being a medical administrative assistant. You’ll learn the medical terms and abbreviations you’ll be expected to know. You’ll also learn the guidelines and regulations surrounding health care.

Your other option is to choose to write and pass a nationally recognized exam. This option allows you to bypass the training. This is a good option for those who have already completed a degree or program elsewhere.

Job Prospects and Potential Pay

By now you’re probably wondering if becoming a medical administrative assistant is worth the effort. You are wondering about the job outlook in the next 10-15 years and the average salary.

The good news is that medical assistants are in high demand. America is aging. The rising amount of elderly in the country will prompt a higher need for health care.

The U.S. Bureau of Labor Statistics predicts that the medical assistance field will grow much faster than average. In fact, statistics show that the demand for these jobs will increase by a whopping 22% from now until 2026.

The average yearly salary for medical administrative assistants is $44,950.

With experience, you can expect a steady raise over your lifetime.

Your salary will also depend on where you work geographically as well as in what field. Medical assistants working in research typically earn more.

Skills Needed to Excel as a Medical Assistant

Not everyone is cut out to do well as a medical administrative assistant. On top of the skills you learn in school, you need to have various other soft skills that will help you succeed in your chosen profession.

Medical administrative assistants act as the face of the organization to the patients. They also interact often with insurance providers and physicians. It’s crucial that they have excellent people and customer service skills.

A medical assistant wears many different hats (often at the same time). It’s helpful to be able to be a good multi-tasker. The best medical assistants are extremely organized and efficient.

Decision-making skills are also an asset. This will help you choose the best course of action when things don’t go according to plan.

Where Medical Assistants Work

Medical administrative assistants work in a variety of settings. Many work in private doctor’s clinics as well as walk-in and urgent care clinics.

There is also a need for medical assistants in both private and public hospitals. This includes outpatient clinics.

There are limited jobs at specialist offices such as at the offices of optometrists, chiropractors, and podiatrists.

Alternative Careers

If you like the medical field but aren’t sure if a medical administrative assistant is the right fit for you, there are other options you can explore.

Similar career options include medical secretary and health information technician. Here is what you need to know about each.

Medical Secretary

A medical secretary is a similar role to that of a medical administrative assistant. In fact, some clerical tasks may overlap.

Yet, medical secretaries perform even more complex office duties such as dictating notes for a doctor, fixing billing issues and dealing with insurance companies over patient coverage.

High-school education might be sufficient to get a job as a medical secretary. Yet, most clinics will prefer to hire those who have some college courses under their belt. Particularly in medical terminology and office procedures.

The average salary for a medical secretary is $24,857. And just like medical assistants, medical secretary roles are seeing faster-than-average job growth.

Though it is less money, this may be a better fit for you.

Health Information Technician

Health information technicians deal with the storage and retrieval of patient files. If you are an efficient person who loves to improve processes, this may be the perfect job for you.

Health information technicians organize paper and digital documents. They look at patient records to make sure they are accurate and complete.

They code files for various other purposes, convert paper files to digital formats and make sure documents are protected against unauthorized access.

This role has a lot less interaction with patients though there is still some interaction with insurance companies and physicians.

Those interested in this role will benefit from completing a health information technology associate degree. There are also some certificate programs available for this field.

The average salary for a health information technician is $36,698.

Air Compressor Buying Guide: So Many Types, So Little Time

0

The air compressor industry brings in around $12 billion every year in the United States alone.

It’s no surprise considering how many businesses and individuals use these units to power tools and perform other tasks. If you’re looking to buy one for yourself or your business, it’s important to consider a few things before getting started.

Keep reading for our air compressor buying guide which includes information about the four types of air compressors you can buy.

Air compressor system: manometer and accessories, closeup.

Types of Air Compressors

Before we get to the guide, let’s look at the basic types of air compressors you can choose from for workspaces.

Rotary Screw Compressor

These low-maintenance air compressors create air pressure thanks to two rotors which turn in opposite directions. They’re designed for continuous use and are typically large. This can make them difficult for home use and small spaces.

Centrifugal Compressor

For a large amount of power, there’s the centrifugal compressor which can reach up to 1,000 horsepower. They also work well for small areas because of their size. These compress air by using a diffuser to slow down and cool the incoming air.

Reciprocating Air Compressor

This is another small unit that works great if you need different amounts of pressure. A reciprocating air compressor uses a piston to compress air within a cylinder that you can then use.

Air Compressor Buying Guide

When you’re ready to buy an air compressor, you need to look beyond the types available. This is because, within the three main types of air compressors, there are additional ways to determine which unit is right for you.

Let’s look at the five things you need to consider before buying. Don’t be afraid to ask questions to get more info so you can avoid buyer’s remorse.

Drive Method

This refers to how the air compressor is powered. The most common drive methods are engines, motors, and steam. In some cases, this determines how much power a unit has, but it can also determine short- and long-term cost.

Cooling Method

This is generally a less important consideration, but one that’s important to know for properly maintaining your unit. Air compressors use either oil, air, or water to avoid overheating.

Compression Stages

If you need different levels of air pressure with the same unit, you’ll want to make sure you get one that has several to meet your needs.

Lubrication

There are two types of air compressors in terms of lubrication. Some use oil while others are oil-free. The oil-free units use oil for some parts, but not those that will come into contact with the compressed oil.

Level of Customization

How much customization you need depends greatly on what you’re using your air compressor for. Most people can get away with getting an existing unit although specialized companies and projects may need a custom-made unit.

Car Insurance Quotes: Why Do You Need It?

0

It is no longer a big secret that for a successful and less painful life you need to have a certain amount of insurance for all possible occasions. Of course, you can live without them, but you may agree, it will be very “painful” in case of any unforeseen situations. When it comes to auto insurance, this question is especially relevant. Every year the number of drivers is increasing and so the number of accidents on the road. So why not to think about how to protect yourself?

Here car insurance quotes come to rescue offering an immediate understanding of various car insurance companies. We a priori cannot foresee troubles and protect ourselves from accidents, natural disasters, bankruptcy, illnesses, and other unpleasant things, but we always can at least cover all the damages. Auto insurance is the right thing that allows you to minimize the possible consequences and feel confident as a driver. But for this, you need choosing a truly reliable company among the variety of choices on the market.

Car Insurance Quotes: Choosing the Best Company

Making auto insurance is not a guarantee of your safety, because everything depends on the company you select. Different insurance companies offer different conditions and therefore differ significantly from each other. Your task is to approach the question of choice with the utmost seriousness.

In addition, the price issue is really important. Here are just a few parameters that are necessary when estimating the price of the policy for you personally:

  • Age

Drivers over 25 always pay less, since the category of a young driver is the most endangered one (most of the accidents are made by people under 26 years old). Some insurance companies use the information on marital status and whether the drivers have children.

  • Local rights

As a rule, local rights are various in every state. It is always better to check what rights are suitable for your region cause it will result in the price you will pay.

  • Driving experience

One more element that affects the price of your car insurance is how much driving experience you possess. Even the one who was a driver in another country can add his or her driving experience.

  • The state where you live

Insurance is highly dependent on the place where you live. Insurance companies look at the number of accidents in the region in which you live. If this is a higher risk area, then you will have to pay more money.

As you can see there are many details that need to be considered before determining the choice of the insurance company. But the good news is you can always simplify these tasks through specialized services. In such a way you can estimate what agency is the most appropriate for your needs and so make a more superior choice.

Using a site aggregator is truly the most convenient and most reliable way. All you need to do is insert the data, SSN number and get car insurance quotes. Then you can confidently draw up a policy on the website of the insurance company. At any rate, you will know exactly what anticipates you.

China Economy Grows at Slowest Pace Since 1990’s in Q2 2019

According to official figures, the Chinese economy grew at its slowest pace since the early 1990s in Q2 of 2019.

In this year’s second quarter, China’s economy grew 6.2% from a year earlier. The result was in line with forecasts.

The country has moved to stimulate its economy this year by boosting spending and delivering tax cuts.

China is also fighting a trade war with the US which has hurt businesses and weighed on growth.

The data released on July 15 showed China’s economic growth rate slowed from 6.4% in Q1 of 2019 to 6.2% in Q2 of the same year.

China Economy Grows 6.7% in Q2 amid Trade War with US

China Economy Marks Slowest Growth in 25 Years

China becomes world’s largest economy

According to the national statistics bureau, the figures pointed to a “complex environment” both at home and abroad.

It said the country’s economy had “performed within the reasonable range” in the first half of 2019 but that it faced “new downward pressure”.

While China watchers advise caution with Beijing’s official gross domestic product numbers, the data is seen as a useful indicator of the country’s growth trajectory.

Other data showed some signs of improvement in the world’s second largest economy.

Industrial production rose 6.3% in June from a year earlier, while retail sales rose 9.8% year-on-year – both above forecasts in Reuters polls.

Slowing growth in China has raised concerns about the potential knock-on effect on the global economy.

Earlier this year China announced plans to boost spending and cut billions of dollars in taxes in an effort to support the economy.

It has also moved to provide a liquidity boost by reducing the amount of cash banks must hold in reserve.

The US-led trade war is another factor weighing on growth.

While the US and China agreed to resume trade talks at a recent G20 summit in Japan, they have already placed tariffs on billions of dollars worth of one another’s goods, hurting businesses and casting a shadow over the world economy.

Novak Djokovic, 32, has won 16 Grand Slams – and four of the last five.

The Swiss said letting slip two championship points in his Wimbledon final loss to Novak Djokovic was “such an incredible opportunity missed”.

US Open 2015: Novak Djokovic Beats Roger Federer to Win His 10th Grand Slam Title

It is the second time Roger Federer, 37, has been involved in the longest singles final at Wimbledon – and ended up losing too – after he was beaten by Rafael Nadal in 2008.

Roger Federer has lost his past five meetings with Novak Djokovic in Grand Slams, last beating the Serb at Wimbledon in 2012.

He still holds the all-time men’s Grand Slam record of 20 singles titles but Novak Djokovic now has 16 with Rafael Nadal on 18.

Roger Federer, who during Wimbledon set two new landmarks in winning his 100th match at the championships and his 350th match at a Grand Slam, said holding the record was not what motivated him as a player.

Wimbledon 2019: Simona Halep Wins Her Second Grand Slam Title after Beating Serena Williams

Former world  No 1tennis player Simona Halep won her first Wimbledon title after beating another former No 1, Serena Williams.

The Romanian crushed Serena Williams’ latest bid for a record-equaling 24th Grand Slam success with a devastating 56-minute display of athleticism.

Simona Halep, 27, won 6-2,6-2, in front of an incredulous Centre Court, running after everything the American threw at her.

“It was my best match,” she said after her second Grand Slam title following her 2018 French Open success.

For Serena Williams, 37, it was a third major final defeat in 12 months.

“She played out of her mind, it was a little bit deer in the headlights for me,” she said.

Serena Williams, like in last year’s final defeat by Angelique Kerber, seemed weighed down by public and personal expectations as she quickly fell 4-0 behind in the opening set.

Simona Halep had said beforehand that she had no pressure on her and that is exactly how she played.

Defeat means Serena Williams’ wait for a first Grand Slam title since becoming a mum continues, as does her pursuit of an eighth Wimbledon singles title.

Simona Halep had lost nine of her previous 10 meetings with Serena Williams.

She has now won the past two Grand Slam finals she has appeared in, having been defeated in the three before that. Serena Williams has lost her past three.

Although 56 minutes is a quick victory, it is some way off the fastest Grand Slam final win – Steffi Graf’s 34-minute French Open win of 1988.

Simona Halep, who began the championships as world No 7, will rise to No 4 when the next rankings are published on Monday, July 15.

In Line with the Times: What are the 4 Most Important Commercial Real Estate Trends for 2019?

0

Investors and business owners alike follow commercial real estate trends. They wish to know what the future holds and how it may affect their business or their investment portfolio. What are the four most important trends they should be watching in 2019? Furthermore, why are these trends of importance?

Industrial and Multifamily Properties Remain in High Demand

ULI’s 2019 Emerging Trends report announces industrial and multifamily assets will remain popular in 2019. Investors are grabbing up entire portfolios to strengthen their position in the industry. A good example of this is the Blackstone Group. This group recently obtained logistics assets from Harvard University, investing nearly $1 billion when doing so.

Retail locations are becoming hot again, especially those primed for upgrades or redevelopment. Investors snatch up these properties thanks to their low cost and ability to be used for alternative purposes. Anyone looking for commercial real estate needs to act quickly before they miss out on a great opportunity.

Office Space Demand May Slow

Office net absorption remains positive. If the country continues to see job growth in those sectors making use of this type of commercial real estate, investors may once again look to this area to build their portfolio. Experts are noticing office real estate expansion is greatest in those areas in close proximity to entertainment venues and additional amenities.

However, these buildings now consist of smaller workspaces that are more flexible, and co-working is becoming more common. Nevertheless, if fewer jobs are created, office demand will decrease thanks to the supply levels. When this occurs, vacancy rates will rise and rent will grow at a slower pace thanks to increased competition.

Real Estate Tech Will Flourish

Real estate brokers, as with any business person, look for ways to simplify their daily operations. With the help of new technology, doing so will be less of a challenge. New products can be of help with everything from research to property management. Every company needs to look into investing in this area or risk falling behind competitors. In a competitive market, lagging in this area can be very dangerous and lead to customers looking elsewhere. For this reason, many in real estate will make boosting their technology a top priority.

New Brick-and-Mortar Retailers Will Emerge

Thanks to many retailers closing their physical locations, storefronts will sit vacant or so many believe. However, certain online retailers are opting to make use of this space and are opening physical locations to complement their current online presence. Amazon is one company making this move, and it is joined by Athleta and Casper. These retailers have very little to lose because the rents are incredibly low as landlords try to fill the vacant spots that are overtaking their properties.

Although nobody can accurately predict the future, as there are too many variables at play, experts can provide information on what they expect to happen based on their insider knowledge. While these four trends need to be monitored, this does not mean other aspects of commercial real estate are to be ignored.

The more a person knows, the easier it becomes to make informed decisions that are right for their business. For this reason, every person interested in this sector should follow the news to see what develops and what may be coming. Knowledge always remains the most important thing.

Angela Merkel Seen Shaking for Third Time In a Month

German Chancellor Angela Merkel was seen shaking for the third time in a month during a ceremony in Berlin with Finnish PM Antti Rinne.

However, Angela Merkel, 64, insists there is no need to worry.

Video footage shows the chancellor trembling, shaking back and forth alongside Finland’s prime minister during a ceremony in Berlin on July 10.

After the incident, she said she was “very well” and there was “no need to worry”.

A government spokesperson said the chancellor would continue meetings as planned.

Angela Merkel was last seen shaking two weeks ago ahead of a trip to Japan for the G20 summit. She told journalists at the summit she was fine.

On July 10, she gripped her hands as she tried to control her shaking, standing alongside Antti Rinne.

Angela Merkel was first seen shaking last month during a welcome ceremony in Berlin for Ukrainian President Volodymyr Zelensky.

In a press conference on July 10, Angela Merkel said she was “working through what happened during the military honors with President Zelensky.”

She added: “This process is clearly not finished yet but there is progress and I must live with this for a while but I am very well and you don’t need to worry about me.”

Her spokeswoman, Ulrike Demmer, was questioned by German media as to why the government had not provided any information on the chancellor’s health. The spokeswoman said she had “nothing to add”.

Angela Merkel’s office has repeatedly dismissed concerns about her health.

Following her second shaking incident, a health specialist, Dr. Christoph Specht, said that the chancellor could have contracted an infection. He said shivering indicated an infection that was flaring up again.

Angela Merkel Suffers Two Shaking Attacks in Eight Days

German media have reacted with alarm to Angela Merkel’s health scare.

“The health of Angela Merkel is now a political issue,” an editorial in the Bild newspaper read.

Angela Merkel is now in her fourth term as chancellor, a role she first began in November 2005. She has said she will leave politics when her current term ends in 2021.

Angela Merkel has been in good health while in office, and even worked from home after a knee operation in 2011. She also suffered a fall while skiing in 2014. Her absences were only brief on those occasions.

0

Being in the public eye can be a pressure-filled environment, leaving many famous people struggling to handle the stresses and strains.

Creative types, top athletes and many other people cannot handle being in the spotlight, often leading to them suffering with worry, anxiety and depression.

However, by working with professionals to understand these conditions, many celebrities have learned to manage the symptoms and thrive in their respective careers.

Read on as we look at some of the world’s most famous people have managed to conquer anxiety and worry.

Exercise the key for Lovato

Singer Demi Lovato has regularly spoken about her struggles with mental health and says she uses a variety of methods to deal with her anxiety issues.

The founder of the ‘Be Vocal: Speak Up For Mental Health’ initiative, Lovato has regularly opened up about living with bipolar disorder and battling anxiety in the past.

She says that solutions can vary from person to person and has encouraged people not to stay silent about mental health issues.

“I can’t stress enough to vocalize your needs to a great support system – whether it’s your family or even an online community of people who are going through the same thing that you are,” she told the Huffington Post.

“It’s so important to vocalise what you’re dealing with instead of internalising it and letting it manifest into unhealthy behavior. That eventually leads to lifelong problems. That’s the most important thing you can do.

“Exercising is another way I deal with anxiety. Painting, and writing music and expressing myself through art are other ways that I can release emotions. Meditation is another one. Whatever it is, it’s important to find what works for you.”

Soreness, tiredness and feelings of nausea are amongst the main side effects of intensive training and restrictions on certain pharmaceuticals make it difficult for athletes to get relief from the symptoms.

With top level sports being a pressure-filled environment, many athletes also suffer bouts of anxiety often brought on by concerns about their injuries or worrying about performance.

Performing helps Stone cope

Oscar winner, Emma Stone, says performing on the big screen helps her cope with lifelong anxiety and panic attacks.

Stone struggled with deep separation anxiety as a youngster and was eventually diagnosed with generalised anxiety disorder and panic disorder.

She learned cognitive therapy techniques that helped her cope with anxiety and channel her feelings into productive behaviour.

“I believe the people who have anxiety and depression are very, very sensitive and very, very smart,” she said.

“Because the world is hard and scary and there’s a lot that goes on and if you’re very attuned to it, it can be crippling.

“But if you don’t let it cripple you and use it for something productive, it’s like a superpower.”

Today, she manages her anxiety with therapy, meditation, being with others and keeping busy. She also steers clear of social media to ensure she avoids putting herself in difficult situations.

Lady Gaga

Helping others keeps Gaga grounded

Lady Gaga has been open about her experiences with mental illness, particularly in light of being a survivor of assault.

She takes medication to manage her depression, but freely admits that talking about the problem is the key to her wellbeing.

The ‘Star is Born’ actress created the Born This Way Foundation in 2012 to build empowered communities and improve mental health resources for young adults.

Gaga believes that mental health is just as vital to our wellbeing as physical health, and insists that talking about it can really help.

“I’ve suffered through depression and anxiety my entire life – I still suffer with it every single day,” she said.

“I just want these kids to know that that depth that they feel as human beings is normal. We were born that way. This modern thing, where everyone is feeling shallow and less connected? That‘s not human.

“I think it’s better when we all say: ‘Cheers!’ And ‘fess up to it.”

Fish urges people to talk

In 2012, tennis star Mardy Fish began suffering from anxiety attacks so serious that he had to withdraw before a match against Rodger Federer at the US Open.

His anxiety ultimately led him to retiring from the sport, but therapy, medication and talking openly about his mental-health difficulties have proved to be a life-saver.

“Mental health is not a very easy thing to talk about in sports,” he told the Players’ Tribune. “It’s not perceived as very masculine.

“We’re so trained to be ‘mentally tough,’ in sports. To show weakness, we’re told, in so many words, is to deserve shame.”

Fish has refused to be defined by anxiety disorder and has found his way back into tennis as captain of the US Davis Cup team.

He believes that his previous experiences make him well-equipped to help the current crop of players deal with the pressures of representing their country.

“To be the Davis Cup captain, the next Davis Cup captain, I’m incredibly humbled,” Fish said. “I can’t even express how excited I am, how excited I am that the players have supported the decision.

“The friendships I’ve made throughout the years, relationships of all the players, not just the top players, is very special.”

Ginkgo Biloba May Help Brain Recovery After Stroke

According to a recent study, the popular herbal extract ginkgo biloba may help the brain recover after a stroke.

The supplement, available in health food shops or pharmacies all over the world, is used in China to aid memory and fight depression.

In a trial of 330 stroke patients over six months in China, ginkgo biloba was linked with better cognitive skill scores on tests.

However, experts say the evidence for ginkgo is too weak to recommend it.

Those behind the study – published in the online journal Stroke & Vascular Neurology – admit that larger, longer and more robust trials are needed.

The small study was carried out by Nanjing University Medical School, with patients from five Chinese hospitals.

All 330 participants began the trial within a week of having an ischemic stroke. The average age of the patients was 64.

Roughly half of them were given 450mg of ginkgo biloba daily, in addition to 100mg of aspirin, while the remainder were given only the aspirin.

During a stroke, the blood supplying vital parts of the brain is interrupted, often leading to impaired memory and a decline in organizational and reasoning skills among stroke survivors.

Researchers wanted to see if combining ginkgo biloba with aspirin might help lessen or halt the cognitive decline.

Previous experimental studies in animals have suggested that ginkgo biloba protects against the nerve cell death associated with blood clots in the brain, possibly by increasing blood flow in the cerebral arteries.

All the participants took a neuropsychological test (Montreal Cognitive Assessment) at the start of the trial, and then 12, 30, 90 and 180 days later, to check for any cognitive impairment.

The results showed that those taking the combination of aspirin and ginkgo biloba had higher scores for cognitive skills, including memory and reasoning, than those who weren’t.

Speech problems and muscle strength also improved more rapidly, with indications of improved functional capacity 12 and 30 days after the start of treatment. However, both the clinicians and the patients knew which treatment they had been assigned to, which may have skewed the results, and the monitoring period was not very long.

Ginkgo biloba is one of the oldest living tree species.

According to researchers, the extract used in the study contained more protective, and fewer harmful, chemicals than the extract typically used in previous studies.

Few side-effects were reported during the trial.

The participants were subsequently monitored for nearly two years, with little difference in the vascular health of the two groups: 16 people in the combined treatment group, and 20 in the aspirin group had further problems, including recurrent stroke and aneurysm.

However, longer term studies looking at stroke severity are necessary, before any more definitive conclusions can be reached.

Florida Explosion: At Least 23 Injured After Gas Explosion at Plantation Shopping Center

At least 23 people have been injured in an explosion at a shopping center in Plantation, Florida, on July 6, officials say.

Video shows windows blown out of an LA Fitness while a building next door appeared completely destroyed, with debris strewn in all directions.

No one was killed in the explosion, police said.

Thirteen people have gone to the Westside Regional Medical Center emergency room, ABC News reported. Broward Health Medical Center officials said they have two patients in fair condition: one in the trauma center and the other in the pediatric emergency room.

Joel Gordon, Battalion Chief for Plantation Fire, told reporters: “This could have been a lot worse.”

As of a 1:30 p.m. press conference, no deaths were reported.

“At this point, nobody was killed. Thank goodness for that. As bad as it is, it could have been a lot worse,” said Joel Gordon.

The vacant pizza restaurant where the explosion occurred was completely destroyed and an LA Fitness nearby sustained heavy damage caused by the blast, with debris and glass filling the nearby parking lot.

Plantation police tweeted: “All stores and businesses in the area of the Fountains Plaza and the Plantation Marketplace plaza near LA Fitness will be shut down until further notice until Fire Personnel can determine that it is safe to return. Please do not come into this area if possible.”

Firefighters with dogs were seen going through the rubble to determine if anyone was still underneath.
